Terms & Conditions - the basics

Having said that, Terms and Conditions (“T&C”) are a set of legally binding terms defined by you, as the owner of this website. The T&C set forth the legal boundaries governing the activities of the website visitors, or your customers, while they visit or engage with this website. The T&C are meant to establish the legal relationship between the site visitors and you as the website owner.

The following terms and conditions are deemed accepted at the point the booking made first payment made

Name of lead guest (guest who makes the booking)
You are booking for either woodpecker barn, Wilburton or Kingfisher house Wilburton. The actual accommodation is the one you select when making booking.
The amount to pay is what is quoted when making the booking
Additional charges will be invoiced and payable within 14 days. These include and damage to the property or its facilities and any rubbish that needs clearing or excessive cleaning. chargeable at £25.00 per hour.
Rules for hot tub and Woodpecker barn Swimming pool are displayed in the property and should be abided to
Dates of the stay - Your dates are the dates you have selected for the booking. The time of arrival on the first day is 2.30pm the time of departure on the day you check out is 10.00am
Number of guests who will be staying cannot exceed the amount of guests you have booked for. No additional day / night guests are allowed.
Restrictions on the use of the property — No pets are allowed, no illegal drugs are permitted, no smoking inside the house is permitted. no vaping inside the house is permitted. No loud parties are permitted. 10pm outside is our quiet hours. Inside with doors and windows closed will contain any noise levels.
Cancellation conditions - We have a strict cancellation policy. Once payments are maid they are non refundable.
Maintenance and cleaning responsibilities at check out- you should leave the house free of rubbish and bedsheets and towels left in the utility room.
At the time of your departure ie check out time you need to leave the property. There are no staying rights permitted after this time.
Two activities are included within the package of your accommodation. Should an activity not be available we may offer an alternative or we may offer to return a fee for the activity. the fee returned for each activity would be £400

Check out - When checking out the following is part of the agreement and we expect to be completed. our additional charge should you not complete would be charged at £25 per hour.
Beds stripped and all sheets and bath towels left in the utility room
All rubbish removed from the house and left in the outside wheelie bins.
Furniture should be positioned as you arrived.
excessive cleaning to be completed by yourselves.
All windows and doors to be closed and locked at checkout
the key returned to the key-safe.
